Business Districts

The City of Corner Brook has various business districts that can accommodate all types of business operations. The city offers commercially zoned areas, a centralized downtown business district, an industrial area, and two industrial parks strategically located throughout the city.

Each of these districts are zoned. Each zone has permitted uses and discretionary uses.  Any other uses are not permitted in the zone. The uses in each zone are described in the Development Regulations

Commercial Zones

The city has five different commerical zones: Central Business, General Commercial, Residential/Commercial mix, Tourist Commercial, and Shopping Centre.

Downtown (Central Business District)

The Central Business District is located ten minutes from the Trans Canada Highway and is the vibrant centre of the city.  It has restaurants, night clubs, specialty shopping, and hotels. The Downtown area is home to approximately 300 businesses and more than 3,000 employees.  Downtown Corner Brook is a dynamic and social district that offers an historic atmosphere pieced together with a business culture that offers something for all.

Setting up business in the downtown area offers owners and operators the benefit of automatically becoming a member of the Downtown Business Association (DBA). The DBA has a mission to promote and support  downtown as a core business area.

Industrial Area (Maple Valley Road)

Maple Valley Road is zoned as general industrial and has evolved into an industrial area.  It is close to the Trans Canada Highway at Exit 6 and is close to other commercial areas. 

Industrial Parks

Lundrigan Business Park

The Lundrigan Business Park is located close to the city at Lundrigan Drive off the Lewin Parkway.  It was formerly called the Country Road Industrial Park.  The park is zoned as general industrial, is serviced with municipal water and sewer, and is located equidistance about 8 km from the Port of Corner Brook and the Trans Canada Highway at Exit 4.

Watsons Pond Industrial Park

The Watsons Pond Industrial Park is ideally located on the Lewin Parkway next to the Trans Canada Highway at Exit 4.  Watsons Pond Industrial Park is zoned light industrial.
