Public Hearing – Municipal Plan and Regulatory Amendments MP16-03 & DR16-03 – Land Off Georgetown Road

The Public is advised that the City of Corner Brook is considering amendments to its Integrated Municipal Sustainability Plan and Development Regulations, as per the following:

Corner Brook City Council, having adopted Municipal Plan Amendment MP16-03 and Development Regulations Amendment DR16-03 on September 19, 2016, hereby gives notice of its intention to seek approval of the said Municipal Plan and Development Regulations amendments, in accordance with Section 17 and 18 of the Urban and Rural Planning Act.

In general terms, the purpose of Municipal Plan Amendment MP16-03 and Development Regulations Amendment DR16-03 is to change the land use designation and land use zoning of a parcel of land located at 355 O’Connell Drive, from Residential (land use designation) and Residential Medium Density (zoning) to Light Industrial (land use and zoning).  The amendments are necessary in order to consolidate the existing lot under a single land use and zoning designation, Light Industrial.  The portion of the lot to be redesignated/rezoned is currently in use (legal non-conforming) as the parking lot for the existing office building and has been used for this purpose for several years.  The amendments would also address a deficiency in the side yard development standard by enabling the existing building at 355 O’Connell Drive to meet the required side yard within the land use designation in which the use is permitted.

A Public Hearing to consider Municipal Plan Amendment MP16-03 and Development Regulations Amendment DR16-03 will be held at 7 p.m. on Thursday, October 27, 2016, at City Hall, Corner Brook.

Any person(s), corporation, partnership or association wishing to have objections, support, or comments for any part of the said Municipal Plan Amendments MP16-03 and Development Regulations Amendment DR16-03 considered at the Public Hearing shall, at least 2 days before the date set for the hearing, deposit with the City Clerk, two copies of a signed, written statement outlining the said objections, support, or comments.  If no representation is received within the time indicated, the Hearing may be cancelled.
