Residential Property Tax Rates

The 2023 tax rates for residents of the City of Corner Brook are as follows:

Property tax is based on the property’s assessed value, which is determined by the Municipal Assessment Agency.  A mill rate is the amount charged per $1,000 of the assessed property value.

For a fully serviced property (water and sewer), the property tax mill rate is 8.25 mils, plus $600 residential for water and sewer.  The amount charged for the water and sewer includes a $100 sewer levy.

For a partially serviced property (water only), the property tax mill rate is 5.25 mils, plus a $390 basic charge per unit.

For an un-serviced property (no water or sewer), the property tax mill rate is 5.0 mils.

For a metered property, the property tax mill rate is 6.0 mils, plus the meter rates.

For a non-taxable – Water and Sewer Rates only – 6.5 mils plus $660 basic charge per unit which includes a $100 sewer levy.

For a residential trailer, the property tax mill rate is 5.75 mils.

Example of a property tax calculation:

Assume: Property’s assessed value is $100,000 and is fully serviced.
Mill rate is 8.25.
The property tax calculation is:

$100,000 x 8.25= $825
1,000

In addition to $825, there is a $600 charge for water and sewer.

The total amount of taxes charged for this property would be:
$825   (property tax)
+$600    (water and sewer charge)
$1,425

Note:  the minimum amount of taxes payable on any property is $275.
