Municipal taxes are due upon receipt. Any current balance remaining after February 28, 2026 will be charged interest at a rate of 5.25% per year. Interest is applied monthly to all overdue balances retroactive to the billing date.
The 2025 tax rates for residents of the City of Corner Brook are as follows:
Property tax is based on the property’s assessed value, which is determined by the Municipal Assessment Agency. A mill rate is the amount charged per $1,000 of the assessed property value.
Fully Serviced
For a fully serviced residential property (water and sewer), the property tax mill rate is 8.00 mils. There is an additional $570 Residential Unit Charge per unit annually, a $100 Sewer Levy per unit annually, and a $150 Waste Management Levy per unit annually.
Partially Serviced
For a partially serviced property (water only), the property tax mill rate is 5.25 mils, plus a $570 basic charge per unit.
Unserviced
For an unserviced property (no water or sewer), the property tax mill rate is 5.0 mils.
Metered
For a metered property, the property tax mill rate is 6.0 mils, plus the meter rates.
Non-Taxable
For a non-taxable – Water and Sewer Rates only – 6.5 mils plus $680 basic charge per unit. There is an additional $100 Sewer Levy per unit annually.
Trailer
For a residential trailer, the property tax mill rate is 5.75 mils.
Tax Calculation Example
Example of a property tax calculation:
Assume: Property’s assessed value is $300,000, is fully serviced and has an apartment.
Mill rate is 8.00.
The property tax calculation is:
$300,000 x 8.00 mils = $2,400
In addition to $2400, there is a $570 Residential Unit Charge for each of the two units and a $100 Residential Sewer Levy for each of the two units and a $150 Waste Management Levy for each of the two units.
The total amount of taxes charged for this property would be:
+ $2,400 (property tax) + $570 Residential Unit Charge for Unit 1
+ $570 Residential Unit Charge for Unit 2 (apartment)
+ $100 Residential Sewer Levy for Unit 1
+ $100 Residential Sewer Levy for Unit 2 (apartment)
+$150 Waste Management Levy for Unit 1
+$150 Waste Management Levy for Unit 2 (apartment)
= $4040 annually
Note: the minimum amount of taxes payable on any property is $275.
